Greenlight keeps construction costs low by owning its own general contracting and civil engineering divisions and by creating designs that are efficient and easy to replicate, with few frills. One of the company’s main challenges is finding land on which to build because so much of the Valley is zoned for single-family homes. Only 5 percent of residential plots are zoned for multifamily, making it necessary for developers to seek changes—a difficult and costly process.
