New Requests Could Deliver 800+ New Units in Casa Grande

Developer Innovation Communities has requested a minor general plan amendment and three rezonings from the Casa Grande Planning and Zoning Commission in order to provide more than 800 new housing units. The amendment would allow 230 build-to-rent townhomes on 30 acres, whereas the current plan only allows single-family homes on more than 25 acres. But the site doesn’t have Certificates of Assured Water Supply (CAWS). The rezonings would pave the way for apartments and build-to-rent units along with commercial, and again, one of the sites lacks CAWS. At a community meeting on Feb. 28, as expected, locals raised concerns about traffic, crime, impacted views and the potential for “Section 8” housing, among others, and have sent a couple letters of opposition, but staff recommended approval with conditions.
