Build-to-rent developers in cities without a 100-year assured water supply designation don’t have to get a 100-year assured water supply certificate from the Arizona Department of Water Resources like single-family home builders do. But that could change. Despite the fact that Arizona is making great strides to ensure water supply well into the future, the state’s Assured Water Supply Committee is considering whether to make rental homes subject to the same requirement. While some worry that single-family homeowners could face water shortages if there are no similar restrictions on build-to-rent homes, others point out that the 100-year requirement will further stifle the housing supply — particularly in growing communities like Buckeye and Queen Creek.
