 Why building ‘affordable’ units only makes Phoenix’s housing crisis worse

In this opinion piece, Kevin Erdmann, a scholar at Mercatus Center at George Mason University, outlines why lack of enough market-rate housing causes a chain reaction that hits those in the poorest neighborhoods the hardest. That’s because when wealthier families feel the pinch, they trade down or give up things on their “wish list” (like an extra bathroom or den) for housing, and this rolls down to limit options for the poorest families. By building more market-rate homes, richer families can trade up and free up housing at all levels, making housing in poorer neighborhoods more affordable. Adding more rules and regulations to build “affordable” housing isn’t the answer; getting rid of roadblocks and developing more housing at market rate will make Phoenix affordable again.
