In November, Phoenix’s Planning and Development Department held the first of four “listening sessions” in which about three dozen residential developers, architects, homebuilders, attorneys and others gave feedback on how the city can make it easier to build housing. Long permit times cause costs to spiral, which takes a big bite out of affordability. Takeaways include the need for more communication with mid-level staff and other city departments as well as brief in-person meetings or phone calls rather than endless email chains. The next sessions will gather input from developers of commercial, industrial, adaptive reuse, historic preservation and small projects.
