 Arizona bill aims to ease housing shortage by overriding city control

Senate Bill 1117 aims to increase the housing supply by loosening cities’ grip on zoning laws. It would greatly expand the potential for multifamily housing by mandating the allowance of duplexes and triplexes and housing on lots of less than 4,000 square feet. It wouldn’t allow cities to limit heights to less than 80 feet within two miles of a light rail stop, and it would mandate density and heights in areas designated for commercial, mixed-use and multifamily. However, the bill wouldn’t apply to municipalities of less than 25,000 residents. Cities, of course, are opposing this obvious fix, and Gov. Katie Hobbs might not be fully on board with signing it.
